Where are BFS’ pre-owned properties located?

BFS’ pre-owned properties are located nationwide, from Metro Manila to the provinces of Bataan, Bulacan, Cavite, Camarines Norte, Davao, Laguna, Pampanga, Quezon, Rizal and Tarlac.  Please log onto www.bfs.com.ph/property for a complete listing of BFS properties.

What are the benefits of buying pre-owned?

Pre-owned properties are an attractive alternative for entry-level buyers, as opposed to purchasing new homes or building from scratch.  House and lots sell for as low as P110,000.  Most BFS properties are located in developed subdivisions located in Metro Manila, Cavite, Laguna, Bulacan, and Rizal with access to paved roads and commercial centers.

What makes the Redemption Period important for pre-owned properties? What happens if the property I bought is redeemed?

BFS sells rights to the pre-owned property.  The pre-owned property may still go through the one-year Redemption Period that allows the Original Borrower to redeem the property.  If the Original Borrower redeems the property, the buyer gets a full refund minus service fees for the time the Buyer was in possession of the property prior to redemption.

How do I know which brokers are accredited by BFS or are legitimate?

When can I get my title? Why does TCT delivery take time?

The release of titles is dependent on the processing of documents by government offices such as the courts, the Bureau of Internal Revenue, and the Registry of Deed.  BFS works with these government offices to facilitate the transfer of the titles to the buyers’ names, but cannot commit a definite date.

Do you allow the property buyers to handle the transfer of TCTs to their name?

Yes, once the title to the property is consolidated to the name of Balikatan, a buyer may opt to process consolidation of the title to his/her name upon signing a Deed of Undertaking.

What does “as is, where is” mean? What are the ramifications of this?

The term “as-is-where-is” gives notice to buyers that Balikatan does not give any representation or warranty as to the quality of the property.  The buyer is free to inspect it before purchase; but if any defects are discovered after purchase, the buyer has no recourse against Balikatan.
