BFS: Legitimizing Homeownership for Thousands of Filipino Families

Pioneer mortgage servicing company BFS has been helping thousands of Filipino families legitimately own their homes since 2005, when it acquired a portfolio of non-performing loans from the National Home Mortgage Finance Corporation (NHMFC).

Through the company’s end-to-end mortgage servicing platform, it has helped pave the way for Filipino families to have genuine and legitimate homeownership. Here is a glimpse of the success stories that BFS has helped write through the years.

Natividad Policarpio: Bouncing Back from Financial Difficulties

Natividad Policarpio is a senior citizen from San Sebastian Heights Subdivision, Tarlac City. She had been remiss in her mortgage payments for a 180-square property as a result of compounding financial difficulties faced by her family.

Fully aware of the consequences of not settling her debt, Mrs. Policarpio sought to resolve her housing loan with the help of BFS. “My account specialist helped us every step of the way, up until the release of the Transfer Certificate of Title,” she shares. “She also helped us negotiate a discount. I am thankful to all the staff of BFS, as they had helped me immediately settle my account.”

Looking back at her experience, Mrs. Policarpio reflects on the lessons she has learned. “Don’t take out a mortgage if you are not sure that you can sustain the monthly amortization,” she says. Mrs. Policarpio is especially thankful for BFS’ condonation programs and payment options.

The Realosos of Palmera Homes, Camarin, Caloocan City did not realize that they could lose their home one day because of their failure to pay their housing obligations.

Mr. Realoso’s account, which was part of the Balikatan portfolio, allowed for him and his family to discuss payment options with BFS as early as 2008. Just this year, the Realosos were able to fully resolve the 88-square meter mortgage property in Caloocan City.

“Finally, we own our home. I’m thankful to BFS, which facilitated our homeownership,” says Mrs. Realoso. “Now, we not only secured our children’s future with their education, we provided them with a house that they could call their own.”

Flordeliza Morales had a mortgaged property located at Sunnyville Subdivision, San Mateo, Rizal. However, the family fell on hard times when she lost her job and eventually defaulted on their monthly mortgage payments.

In February 2011, Ms. Morales began communicating with BFS with a sincere desire to settle. It was through these visits where she learned that BFS offers penalty and interest condonations. Ms. Morales also realized that this was a chance to put closure on her obligations.

“I asked help from my siblings, so that I could settle. I’m very happy that I did,” says Ms. Morales. “We must pay attention to our obligations, or we suffer the consequences. The good thing is that BFS is easy to talk to. I was presented with options, and now, all is well.”
